How do I get started?

What areas do you serve?
I serve homebuyers and homeowners throughout Texas and Louisiana.
How much do I need for a down payment?
It depends on the program. VA and USDA can be $0 down. FHA starts around 3.5%. Conventional may be as low as 3%. Down payment assistance may also be available.
How fast can I get pre-approved?
Most buyers receive a pre-approval within 24–48 hours once I have your basic documents.
VA Loans
Do VA loans require $0 down?
For eligible borrowers, yes. VA loans also have no monthly PMI.
How do I get my Certificate of Eligibility?
I can help you obtain your COE through the VA eBenefits portal or by submitting the required documentation.
Can I use my VA benefit more than once?
Yes. Your VA benefit is reusable, and you may be able to have more than one VA loan depending on your remaining entitlement.
Self-Employed
Can self-employed borrowers get a mortgage?
Absolutely. Bank statement loans let you qualify using 12–24 months of deposits instead of tax returns.
What if my tax returns show low income?
If you have strong bank deposits, a bank statement or non-QM program may be a better fit than conventional documentation.
Investors
What is a DSCR loan?
A DSCR (Debt Service Coverage Ratio) loan qualifies you based on the property's rental income rather than personal W-2 income.
Can I buy an investment property in an LLC?
Some DSCR programs allow entity purchases. I'll match you with the right program for your structure.
Process & Closing
How long does closing take?
Most purchases close in 30–45 days from contract. Refinances may be faster depending on the program.
What happens at closing?
You'll sign final documents, fund your down payment and closing costs, and receive the keys to your new home.
Is the free moving truck really free?
Yes — for my closing clients. Ask about availability when we connect.
