How much do I need for a down payment?
It depends on the loan program. VA and USDA loans can offer $0 down for eligible borrowers. FHA starts around 3.5%, and conventional loans may require as little as 3% with the right program. Down payment assistance may also be available in Texas and Louisiana.
Can I get a loan if I'm self-employed?
Yes. Bank statement loans let self-employed borrowers, business owners, and 1099 contractors qualify using 12–24 months of bank deposits instead of tax returns. I work with these programs regularly.
Do VA loans really require $0 down?
For eligible veterans and service members, VA loans can be obtained with no down payment and no monthly PMI. You will need a Certificate of Eligibility (COE), which I can help you obtain.
